Unlike the industry norm, our dedicated property managers oversee a maximum of 50 tenants during a 12-month lease period, a stark contrast to the average of approximately 250 tenants managed by typical property managers. Twelve Steps Before Taking Occupation

1. Explore Property Listings

Kindly peruse prominent rental property listing platforms such as Property 24, Private Property, and others.

2. Refine Your Search

It is advised to narrow your search to a maximum of three residences, bearing in mind that your selection will only be finalised after visiting each of them.

3. Share Property Links

Kindly forward the links of these three properties to us by means of an email to viewing@pom.rentals or through a WhatsApp message to our dedicated company number 063 634 2312.

4. Scheduled Viewings

Subsequent to our arrangement of viewings for the trio of apartments on your behalf, we will promptly furnish you with an extensive array of available dates and times.

5. Complimentary Chauffeur Service

If you're in Gauteng - Following confirmation of your preferred date and time, our proficient chauffeur will be dispatched to collect you in one of our company vehicles. This exclusive service is extended to you without any supplementary cost.

6. Guided Viewing Experience

During the viewing, an experienced viewing consultant will be present to accompany you on an insightful tour of the properties, alongside representatives from other agencies/landlords.

7. Post-Viewing Conveyance

Upon conclusion of the property tours, our service entails your return to your original pick-up point or a location of your choosing, whether you've explored all the properties or identified your cherished selection.

8. Prerequisites for Lease Completion

 In the interim between finalising contractual arrangements with the estate agent/landlord and formalising the lease under our corporate banner, we kindly request the submission of the followin• • Fica documents.
• One month’s rent & deposit including the monthly service fee capped @ 10% of the advertised rent.

9. Payment Remittance to Stakeholders

Subsequent to procuring the documents stipulated in clause 8 above, we shall promptly disburse the requisite funds to the estate agent/landlord, encompassing the stipulated sums, including the requisite deposit.

10. Detailed Itinerary Review

We will meticulously evaluate the current state of furnishings and fixtures within and outside the apartment, facilitated by visual aids to ensure comprehensive clarity.

11. Maintenance Exemption Clause

 It's important to note that our in-house maintenance department exclusively handles apartment cleaning and any necessary painting, if deemed essential.

12. Culmination of Handover Formalities

Upon receipt of confirmation that all proceedings have transpired seamlessly, we shall convene with you outside your new abode to conclude the formalities of the handover process.
